Forza’s Greencastle and Dayton Properties Inch Closer to the Finish Line

Across Greencastle, Indiana, and Dayton, Ohio, Forza’s vision of revitalizing and modernized communities is quickly taking shape. Blueprint plans have evolved into active construction sites with weekly transformations. As we progress further into the year, both markets are approaching major milestones, with key projects wrapping up and the next wave of projects awaiting.
Greencastle Update
We’ve wrapped up several infrastructure upgrades across our three Greencastle properties, putting us in a brief calm period between large construction phases.
Roofing and Gutters: Royalty Roofing has completed new roofs and gutters at both Maple Terrace and Colonial Arms. This guarantees that the properties are well-protected and refreshed.
HVAC and Electrical: Godby HPE has replaced all AC and furnace units across our Greencastle properties, while Adams Electric has finalized electrical panel upgrades to improve safety and energy efficiency.
Structural Repairs: The Crawl Space Doctor successfully repaired the crawl space at Maple Terrace, setting the stage for improved property longevity.
Preparations for the Roban Retaining Wall Project are now underway:
After relocating the tenant on April 19, we removed the existing deck and wooden steps to begin the retaining wall substitute. Littrell Contracting is leading the demolition and reconstruction of the retaining wall and sidewalks, while Keesee and Sons will rebuild the deck.
In addition, updated property signage has been installed across all Greencastle locations, giving the communities a fresh, welcoming look.
Dayton Project Update
In Dayton, momentum continues to build following the city’s release of permits for all work scopes.
Exterior Upgrades: Last fall, we partnered with A to Z Asphalt to complete the milling and paving of the parking lot, enhancing curb appeal and functionality.
Interior Construction: True United Contractors has kicked off interior framing, while saw cutting of the slab is underway to allow plumbing rough-ins for the new layout.
Accessibility Improvements: A to Z Asphalt is scheduled to update the front sidewalks to match the new building layout and ensure full ADA access for both suites.
HVAC and Structural Engineering: Installation of new AC condensers by AH Sturgill Roofing is in progress, supported by Leibering Structural Engineering to meet the city’s requirement for wind resistance up to 109 mph - a new first for Forza projects.
With each new roof installed, sidewalk poured, and interior crafted, surrounding communities are being transformed. Both the Greencastle and Dayton markets are well on their way to delivering modern, safe spaces that will serve their communities for decades to come!
