When Forza Commercial Real Estate acquired a portfolio of apartment properties in Greencastle, Indiana, this past Valentine’s Day, it seemed like a routine investment expansion. The purchase included three apartment buildings—and one unexpected outlier: a single-family home.
The house had once served as a manager’s residence for the surrounding apartments, but it was no longer part of Forza’s long-term vision. At the time of the purchase, a small family had been renting the home for several years. Because the property sat on its own parcel and didn’t fit the company’s multi-unit model, Forza President Jordan Bass made the quick decision to list the home for sale.
But what happened next became a shining example of how Forza—and the entire Rehab Industries family—lives out our shared mission to Improve Lives.
A Simple Question Sparked a Life-Changing Opportunity
Jordan tapped Heidi Kienholz, a Realtor with Trueblood Real Estate (and wife of Forza’s Director of Construction, Mike Kienholz), to help sell the house. Initially planning to market the home to investors, Heidi visited the property and met the current tenants—a young couple with children who clearly loved their home but were understandably uneasy about its future.
“I could see they were concerned,” Heidi said. “Their home had just changed ownership, and now it was going up for sale. That creates uncertainty, especially for families with children.”
During the visit, the tenant casually mentioned that they hoped to buy a home someday—maybe in a year or so, once they’d saved enough. That moment sparked a thought for Heidi: What if they could buy this home now?
Heidi suggested they might qualify for a USDA loan, which requires no down payment. She offered to connect them with a local lender who could walk them through the pre-approval process. They were interested, and so was Forza. After a quick call to Jordan to get the green light, the idea started taking root.
A New Beginning In the Same Beloved Home
Heidi’s lender partner at GVC Mortgage worked quickly, and within hours the family was pre-approved. A formal offer was submitted, and the transaction moved forward smoothly. The home was sold—not to a new investor, but to the very people who had made memories within its walls.
“This was the first transaction I’ve ever done where renters became owners,” Heidi shared. “They told me it was the home they brought their daughter home to from the hospital. They loved their neighborhood and already had roots there. It was incredibly meaningful to help them become homeowners in a place they already cherished.”
