The Forza Formula: How the Team Manages a Vast and Diverse Portfolio
With more than 20 commercial and residential properties, the Forza team divides the management of each property into two categories:
Property management: manages the day-to-day supervision and administration of a property on behalf of an owner, collects rent, coordinates the property’s maintenance and repairs, and keeps track of the property’s income and expenses.
Asset management: oversees the property’s financial performance, optimizes a property’s long-term value, manages cash flow, reviews insurance policies and placements, negotiates third party contracts, and focuses on investment strategies.
Although the way Forza manages all properties is divided into two categories, the company assumes the position of property manager and asset manager for all commercial buildings.
Forza’s Vast Portfolio: How Are the Properties Performing?
Commercial Property Performance:
The Forza team oversees multiple commercial properties between Rehab Medical and Cork Medical. Currently, each commercial property is fully occupied with tenants from both companies, apart from the recently acquired Dayton, OH office. This property, which is an industrial flex building, is currently Forza’s only active renovation project.

Residential Property Performance:
Forza’s residential property performance has gained a lot of traction in the last few years. With a well refined process and unique acquisition strategy, the team has not only been able to revitalize properties in its home state of Indiana but has also branched out into states like Illinois and Ohio.
The increase in residential properties spread throughout the Midwest has created a need for the Forza team to outsource its property management services. They have a collection of trusted third-party partners that they work with, however, the team still assumes the asset manager role for all residential properties.

Currently Forza has a minimum goal of 93% occupancy for both commercial and residential properties. With that goal in mind, the team has implemented scalable value-add strategies, portfolio-wide, that optimize revenue and maintains quality affordable living despite growing market rates. As a result, Forza has increased its residential tenant occupancy from 75% to 91% in less than a year.
