Revitalizing Bunker Hill: Forza Begins Transformation on New Property Acquisition

Exciting changes are underway at Forza’s recent acquisition, Green Valley Apartments! With 24 units, an office space, and a small tenant laundry room, this property is set for a top-to-bottom makeover to improve living conditions and welcome new tenants. Currently, 17 of the 24 apartments are vacant, allowing our team and contractor Ardizzone Enterprises to move quickly on much-needed renovations.
Ardizzone, a respected Indy-based contractor known for high-quality large-scale apartment renovations, has already started tackling essential repairs. This is Forza’s first partnership with Ardizzone, and we’re thrilled with their commitment to delivering fully renovated, move-in-ready units by January 1, 2025.
Key Project Updates:

Decks: Of the 24 units, 12 are second-floor units with decks in poor condition. These decks posed potential safety risks, and Ardizzone has already begun replacing each one to meet our high safety standards. Check out the before-and-after photos to see the incredible improvement!

Site Access: We’re addressing accessibility by replacing a damaged sidewalk section and upgrading an outdated ADA ramp to meet modern compliance standards.

Demolition: Renovations have begun on 17 vacant units, including gutting outdated interiors, addressing mold concerns from a previous plumbing leak, and modernizing with new finishes. A special shoutout to our own maintenance technician, Jack Hawkins, for replacing 11 old water heaters over just two days - an impressive feat that’s keeping our timeline on track.

Cabinetry: The kitchen cabinets are in, and we have soft-close hinges and drawer slides on the cabinetry in both the kitchen and bathroom. This is a small luxury and will be a great bonus feature for the future tenant. Once the flooring goes down in the next few weeks they will look like new apartments!

Windows: New windows add comfort and lower energy bills among many benefits. New replacement windows have been installed in all the vacant units, and we’re coordinating with the occupied unit tenants to replace their windows, too.

In addition to these critical updates, roof replacement begins soon. Photos captured so far reflect both the work in progress and a charming piece of the property’s history - a wall stencil left behind by a former tenant that reads “Change is Good.” It’s a fitting message for this community as it awaits its transformation.
