Transforming the Fry Road Property into a Modern Space for Rehab Medical

When Forza Commercial Real Estate closed on a 7,200-square-foot mixed-use building in November 2024, the vision was clear: transform the aging property into a fully customized space for Rehab Medical's Indy South team.

Following the property closing, the Forza team quickly leveraged tackling exterior improvements. Partnering with Howard Companies, crews completed essential parking lot asphalt repairs and replaced the outdated, non-ADA-compliant curb ramp.

Inside the building, Forza witnessed a surprising discovery of a functioning furnace that predated the building itself. Originally manufactured in 1979, the aging unit was well beyond its useful life. In response, Forza contracted with Godby HPE to replace the furnace with a high-efficiency system to ensure long-term comfort for building occupants.

With permits secured from the City of Greenwood and the State of Indiana, Forza launched the interior renovation phase. Scoping and aligning the space with Rehab Medical's operational requirements, including:

• Selective demolition and new wall construction by Alt Construction

• Flooring installation, drywall finishing, and painting by Keesee & Sons LLC

• New finishes and modern LED lighting for enhanced workspace functionality

• Installation of door hardware, interior signage, and additional upgrades by Forza's in-house team

Forza also took a hands-on approach, self-performing much of the initial demolition and flooring removal. This effort helped maximize the project budget while maintaining quality and efficiency.

Despite challenges and budget constraints, Forza and its trusted vendor partners have successfully balanced quality, efficiency, and cost-effectiveness. The project remains on schedule, with Rehab Medical set to move in on March 1, 2025, marking the beginning of a new chapter for the Indy South team.
